The cost of the permit is based upon the estimated cost of the building project. Bring your estimate with you when you apply for a permit. Electrical, plumbing, and mechanical work also requires a permit. The City Inspector must inspect all work to insure standards and codes are met. Our phone number for information on all permits is 601-798-9777. Our office is open from 7:00 AM until 5:00 PM. Monday thru Friday.

Residential New Construction
Please bring the following to our office to purchase your building permit.

1. Two sets of Plans
2. Survey
3. Plot Plan

Residential Renovate/Remodel

If you are building an addition, you will need plans showing distance (setbacks) of all structures on your lot to property lines. Include the dimensions of the new addition.

Commercial

All commercial construction has to be approved by the Site Plan Review Committee. Please call or come in for a checklist of information required for Commercial Plans.

The Site Plan Review Committee meets every Wednesday. Your plans must be in our office no later than 10 AM, the Friday before the Wednesday meeting.

After the Committee has approved your plans, please bring in proof of insurance to obtain your permit.

FLOOD ZONE

There are several flood zones in the City of Picayune. If you are building in an AE flood zone you will need an engineers certificate before obtaining your permit.

Commercial

All commercial construction has to be approved by the Site Plan Review Committee.

The Site Plan Review Committee meets every Thursday. Your plans must be in our office no later than 9 AM, the Monday before the Thursday meeting.

After the Committee has approved your plans, please bring in proof of insurance to obtain your permit.

FLOOD ZONE

There are several flood zones in the City of Picayune. If you are building in an A or AE flood zone you will need an elevation certificate from a registered professional engineer showing the ground elevation before obtaining your permit.

ZONING

Before you begin any construction, check with our Zoning Director. You need to insure that your proposed building use is allowed in your zoning district and you must also meet the correct setback requirements for your zoning district.

In order for you to work in the City of Picayune you must be licensed in the State of Mississippi. This includes electrical, plumbing, and HVAC (mechanical).

If you are licensed in another state that uses Southern Building Code the office of the inspector will need the following.

1. a copy of your license,
2. a bond in the amount of $5000 made out to the City of Picayune; and
3. a letter from the City where your license is held.

If not licensed in Mississippi, you must

1. pass an exam (State of Mississippi or International Code Council),
2. obtain a privilege license, and
3. obtain a bond in the amount of $5000 made out to the City of Picayune.

*Building contractors will be responsible for removing all debris on the site before the final inspection
All building contractors are required to hold a Mississippi State Board of Contractors license, if they are going to work on a construction that is:

1. over $ 50,000 for residential,
2. over $100,000 for commercial,
3. over $ 10,000 for a renovation / remodel of residential homes.

CODE ENFORCEMENT AND PLANNING

The Planning Department is responsible for all building permits, residential, commercial, and industrial construction. All building permits for this type of construction are issued from this department. Land developers talk with planning first before any permits are issued.

Code Enforcement enforces all codes pertaining to construction and anything else that the Police Department does not enforce.
